Half Fee Option

For loan amounts below $100,000 we are offering a half fee option. Add 0.375% to the zero point rate to reduce non recurring closing cost (NRCC’s). This option is only applicable for conventional loans.

The Do Over Refinance Guarantee Disclosure

This refinancing opportunity is being provided by Trident Mortgage Group Inc. This loan program may be changed or discontinued at any time without notice. Current home loan must be an owner‐occupied loan that has funded in the last 4 months with another lender or the greater of 6 months if brokered through Trident Mortgage Group Inc. 'No Closing Costs' loans

The Roll Down no closing cost loan is available on refinance transactions only. Trident Mortgage Group Inc.will pay all of the borrower’s one time non-recurring closing cost (N.R.C.C.’s – read Closing Cost Defined page.) Recurring expenses such as: Prepaid interest, property taxes, lender payoff fees and any type of insurance. Minimum loan amount in California is $250,000 depending on product (30 yr vs. 15 yr) and is solely based on the an available lender credit used to offset such cost.  Please contact us directly for a detailed explanation and written itemization.

'No Lender Fees' loans

“No Lender Fees” option applies to purchase and refinance transactions. Trident Mortgage Group Inc. will not charge the borrower(s) any lender fees, including: an origination fee, processing fee, underwriting fee, or funding fee. The borrower(s) will be responsible for paying all customary third party charges, including but not limited to: discount points paid to buy down the interest rate or to cover loan level pricing adjustments (L.L.P.A.’s), appraisal fees, credit report fees, flood certification fees, notary/signing fees, charges for title insurance and related fees, escrow/closing fees and recording fees. The borrower is also responsible for paying prepaid interest, property taxes and transfer taxes, insurance, mortgage insurance and existing lender payoff(s) and associated fees.

Home Mortgage Disclosure Act (HMDA)

The HMDA data about our residential mortgage lending are available for review. The data show geographic distribution of loans and applications; ethnicity, race, sex, and income of applicants and borrowers; and information about loan approvals and denials. What this means for you: When you apply for and/or obtain a mortgage loan, we will ask for your full legal name, address, date of birth, and other relevant information that will allow us to identify you. We may also ask to see your driver’s license or other identifying documents. We may on occasion ask you to source large bank deposits and transfers according to anti-money laundering laws. 

We are a Mortgage Broker and Fund our loans through 3rd party Lenders

We are a fully licensed and regulated California Bureau of Real Estate Broker. We do not fund the loans we procure with our own money. We are a middleman who ‘brokers’ your loan through a variety of available lending channels.
